Simison City Council Members: Treg Bernt Brad Hoaglun Joe Borton Jessica Perreault Luke Cavener Liz Strader Mountain Waterworks Inc. has prepared the attached Architectural Standards checklist for the property located at 1616 E TIME ZONE DR (Parcel #R5330140020) in Meridian, Idaho. The existing site facilities include the City owned and operated Well 17 pump house. The parcel is 0.294 acres total, of which approximately 0.25 acres will be developed during the proposed project. The proposed project will consist of constructing an approximately 2,820 SF building to replace the existing pump house and enclose new water treatment equipment for the purposes of treating the existing Well 17. The facility will house a 10-foot diameter, 18-foot long steel pressure vessel, sodium hypochlorite tank, include an electrical room, and related ancillary equipment. The proposed building will be sited to replace the existing Well 17 building. The building will be a single -story structure with an approximate finished roof height of 24-feet and will be constructed with masonry block, wood trusses, and metal roofing that complies with design standards compatible with the architectural character and principles of existing City buildings. The proposed building elevations are included as an attachment. Existing landscaping located along Time Zone Dr on the south side of the site will be removed and replaced. Direction and coordination for the removal and replacement plan of the existing landscaping was provide by the City of Meridian's Parks Department arborist, Matthew Perkins (email correspondence and memo attached). No common or open space is included in the design, as the site is a secured facility with access limited to qualified personnel only. Additionally, trash enclosures, bicycle parking, and sidewalks and pathways are not included for public use. A site and landscaping plan are attached. The existing 8-foot wrought iron security fence will be removed and reinstalled around the facility and placed near the property lines. A temporary fence will be installed along the west property boundary. An ACHD Locust Grove widening project is planned to be constructed within a year of the Well 17 construction project. A permanent fence will be installed along the west property boundary in coordination with the ACHD project when that occurs. Alternative Compliance to reuse the existing 8-foot tall fence is requested to ensure the health and safety of the public drinking water supply is not compromised by unauthorized personnel entering the site.
