Comments from everyone included how access was going to get to this site – there is no right of way, nothing dedicated, no easements, nothing from ITD that they are going to build the road that can serve 95 units. Also, there is no ROW through the property to the south where you are showing access, so are just assuming that ITD is going to eminent domain that? We mentioned at the Pre-App that you should work with Mark Bottles regarding the property to the west and whether Coal Valley Christian School can be a player. As it is, you have not proven sufficient access for the density as proposed. 1 Also, since the discussion with Tyson, it appears you also have issues with the sewer. Perhaps you can run the lines from the north as discussed, but we’d need to see plans and easements. It was unanimous that we cannot take this to hearing as we would recommend either indefinite continuance or denial. This project is not ready.
