Paradise Lane Waterways/Floodplain/Topography/Hazards: None History: Heritage Subdivision No. 2 Additional Meeting Notes: • When an annexation and rezoning is proposed, City staff compares the proposal against the recommendations of the Comprehensive Plan. The Comp Plan recommends low density residential in this area. The annexation and proposed zoning would comply with the Comp Plan. • An annexation is required to go to public hearings with the Planning Commission and City Council. This takes approximately 3-4 months. • A surveyor will be required to prepare the legal description and exhibit for the annexation/rezoning. • The next step in this process is a neighborhood meeting.This is described in Section 11-5A-6 of the Uniform Development Code(UDC). Please contact Kim Tabarini at ktabarini(a.meridiancity.org to receive a mailing list. • To apply for the annexation and zoning, it can be online through the City of Meridian Website. • Sewer is currently in N. Locust Road about 1,400 feet away from property. It is possible to defer requirement for annexation and build; must get a waiver from City engineer. • Water is located on N Locust Road. Water main must be extended into Paradise Ln to the east property line. Not extending water would have to be a waiver provided by City Engineer. Updated easement forms can be found at meridiancity.org,then navigate to: City Government> Community Development> Land > Fees, Forms, and Easements • It appears there is a utility easement between the two lots (Lots 20 of the Heritage Subdivision No. 2). If you are going to build across the internal lot line or consolidate the lots,the easement will need to be vacated. You would need letters from Century Link, Nampa Meridian Irrigation District, Idaho Power, Intermountain Gas, Sparklight and City of Meridian Utilities stating they have no objections to vacation.Vacation of easements must be approved by City Council. • A Property Boundary Adjustment(PBA) is required to merge lots. This is an administrative process. Note:A Traffic Impact Study(TIS)will be required by ACHD for large commercial projects and any residential development with over 100 units. To avoid unnecessary delays&expedite the hearing process, applicants are encouraged to submit the TIS to ACHD prior to submitting their application to the City. Not having ACHD comments and/or conditions on large projects may delay hearing(s)at the City.
