PZ - Narrative );'�IIVOT FORTH architecture February 23rd, 2021 Pine 43 Apartments-Phase IV Conditional Use Permit Modification-Narrative Owner's Representative Roundhouse Development, on behalf of Pine Development Partners LLC, is applying to City of Meridian Planning and Development for a modification of their current Conditional Use Permit for Pine 43 Subdivision —Area "B"dated 01/05/2018. The proposed modification includes the following: - No change to the number of proposed residential units (240). - No change to the number of proposed residential buildings(10). - Addition of one 1-story clubhouse building of+/-7,047 sf - Revised site layout to consolidate common open space into more usable areas. - Fire department apparatus access has been proposed around the perimeter of the site and along long sides of residential buildings, as reviewed with City of Meridian Fire Department. - Reciprocal use planned between future retail project to the north (not a part). - Revised residential building footprints to create a more consolidated ground floor layout. - Revised Unit Mix; o Previous Plan proposed 60 1-bedroom, 120 2-bed and 60 3-bedroom units. o Current Plan proposes 80 1-bedroom, 110 2-bed and 50 3-bedroom units. - Revised Common Open Space data; o Previous plan required 66,800 sf and proposed +/-87,224 sf Common Open Space o Current plan requires 65,000 sf and proposes+/- 118,363 sf Common Open Space. - Revised Vehicular Parking Data: o Previous plan required 458 total parking stalls(240 covered) and provided 462 total parking stalls(245 covered). o Proposed plan requires 454 total parking stalls(240 covered) and provides 462 total parking stalls(248 covered). - Revised Bicycle Parking Data: o Previous plan required 20 bicycle stalls and proposed 20 bicycle stalls. o Revised plan requires 19 bicycle stalls and proposes 20 bicycle stalls. Project applicant and team held a virtual Pre-app meeting with the City of Meridian Planning and Zoning, Fire Department, and Police Department representatives via Microsoft Teams on Jan 19h, 2021 from 9:30-10:15 am MST.
