Thank you for all your efforts on this application and for taking the time to chat with the applicant team
on March 2, 2021.
As discussed, the applicant is open to including a shared seating amenity between the commercial
buildings, as suggested in the Staff Report. We are also willing to make modifications to the site plan
that are appropriate for both the site and its context. We are, however, very concerned with the extent
of the proposed conditions, which go well beyond anything required in code. We appreciated your
willingness to consider the extent of those conditions and the impact they would have on this project.
As a result of our discussions, we are proposing the following modifications to the conditions of approval
contained in Section VIII.A.1 of the current Staff Report:
• Delete Condition 1.a.i (requiring a single, two-story structure);
• Delete Condition 1.a.ii (requiring removal of parking along northernmost east-west drive aisle);
• Modify Condition 1.b to include flex space as a permitted use.
With regard to Condition 1.a.iii, Marcel Lopez has provided you with a proposed “plaza” and seating
area to be located between the two proposed commercial pads. A copy of this proposal is attached to
this letter, with a zoomed-in copy on the new seating area.
With regard to Condition 1.a.iv, the applicant will include a raised, paved, pedestrian crossing in
approximately the center of the development between the multi-family and commercial areas. We
have also indicated additional traffic-calming measures on the west side of this drive aisle. We believe
these additions will ensure that traffic is calmed while still maintaining appropriate levels of parking.
