Broadway Ave Meridian, ID 83642 RE: Pine 43 Subdivision No 4 2255 E Fairview Ave Final Plat Narrative To Whom It May Concern, Kimley-Horn &Associates, on behalf of Roundhouse and the current landowner, is proposing a Final Plat of Parcel Number R7104250351 at the property located at 2255 E Fairview Avenue. The Parcel will be subdivided into two buildable lots and one common lot. Phase 1 of the development is under construction where 240 multifamily units will be constructed on 13.8 Acres. Phase 2 is currently under design and 240 multifamily units are planned on 11.2 Acres. A common lot is proposed for the street buffer along Webb Way and East State Avenue per the City of Meridian requirements. This Final Plat is a part of the overall development known as Pine 43 (H-2017-0058) where the approved annexation/rezone ordinance number is 18-1761 (Recorded No 2018-001519) and the Development Agreement recorded instrument number is 2018-000751. We believe the Final Plat is in conformance with the approved preliminary plat and meets all of the requirements and conditions thereof. Similarly, we believe this phase of the overall development is in conformance with all requirements and provisions of the UDC in addition to acceptable engineering, architectural, surveying practices, and local standards. The open space and site amenities for both parcels meet the City of Meridian requirements.
