Staff recommends this avenue instead of a CUP so that this requirement is no longer part of the DA. DA Mods go before the City Council. With this route, City can review and approve CZC/Design Review prior to obtaining DA Mod approval with a condition that the modification is approved prior to obtaining Certificate of Occupancy.Thru DA Mod,Applicant can also request modification to 20' landscape buffer along east boundary to match boundary along southern building and allow for more area for parking lot. Note:A Traffic Impact Study(TIS)will be required by ACHD for large commercial projects and any residential development with over 100 units. To avoid unnecessary delays&expedite the hearing process, applicants are encouraged to submit the TIS to ACHD prior to submitting their application to the City. Not having ACHD comments and/or conditions on large projects may delay hearing(s)at the City.
