Broadway Avenue, Suite 210 Meridian, Idaho 83642 RE: Certificate of Zoning Compliance Application Ralstin Flex Space 700 N. Ralstin Street Planning Staff: LKV respectfully requests Certificate of Zoning Compliance approval for the construction of a new Industrial Flex Space Building, located south of E. Pine Ave., on N. Ralstin Street. A complete staff level Design Review Application is being submitted with the CZC application. The scope of the project consists of the construction of a single story, 26,616 square foot building shell on approximately 1.351 acres. The interior tenant improvements are not par of this application and will be completed in future phases. The exterior building materials will be a combination of a gabled metal roof, cultured stone, aluminum storefront and metal panels. The tallest portion of the building will be at a height of 37’ – 2” to the top of the east and west parapets. The main portion of the building will be 35’ – 8” to the top of the roof ridge line. Ada County Highway District and Idaho Transportation Department have both been contacted regarding this project. They are in agreeance with the proposed curb cuts and the have requested providing a sidewalk along Ralstin Street as shown in the drawings.
