Design Review Exception
Ralstin Flex Space
January 27, 2021
Based on a previous meeting with the City, We would like to ask the City for an exception to the City of Meridian’s
Architectural Standard’s Section 3.1B, 3.4b, and 5.1J for the Ralstin Flex Space project. The project is located in a Light
Industrial District and has frontage both on Ralstin Street (west) and Locust Grove Road (east). The building form is
oriented on the site in the east/west direction with the entrances facing south. Low cover landscaping and trees will be
added along both Ralstin and Locust grove to help break up the facade and to provide repetition and additional color.
• 3.1B: Wall projections have been provided and are 8" in depth and exceed 8" in width and height and
occur for approx. 39% of the east and west facades that are adjacent to public roads. The projections
are also implemented on the north and south facades and occur for approx. 40% of the facades.
While not meeting the 30-foot modulation requirement on the east and west facades, we are
extremely close and since we are well above the facade percentage, we ask that the City considers
approval of this section.
• 3.4B: The building incorporates a gable roof with parapet accent walls flanking the east and west
elevations. Locust Grove is an arterial road and runs along the east facade. The parapet wall covers
32% of the east façade as well as 32% on the west facade. Based on a meeting with the City of
Meridian, we have revised the north and south roof lines project out at various locations along the
north and south facades to help add interest to the building profile at the roofline. Please consider
approval of this section.
• 5.1J: Based on a meeting with the City of Meridian, it is our understanding that a lower gauge
insulated metal wall panel is an acceptable material. I have attached (2) product sheets for the
insulated metal wall panels that we are proposing to use. The KS Granitestone would be a texture
stucco finished panel (see elevation sheet for location) and the KS shadowline would have a smooth
finish with recessed grooves (see elevation sheet for location.
The Owner is requesting that the above sections be approved. We feel that the overall building aligns with the adjacent
buildings that are in the I-L District. We feel that insulated metal panels, and projecting rooflines will complement the
surrounding area and provide a durable, low maintenance, and long-lasting product for both the Owner and the City of
Meridian. We also appreciate the City of Meridian working with us on this project so that it can meet the needs of both
the City and the Owner.
