Hi Jennifer,
I’ve reviewed the Design Review (DR) application you submitted and because it appears some revisions are needed to
the elevations to comply with the design requirements in the Development Agreement (DA) and the design standards in
the Architectural Standards Manual, I’d like to process the DR separately from the CUP application. If you’ll be
submitting the Certificate of Zoning Compliance application soon, we can just combine it with that application as we
typically do.
Please provide a response and/or revised elevations that address the following items:
The DA requires windows, awnings or arcades totaling at least 30% of the length of the façade to be provided for
facades that are viewable from other structures (provision #5.1.4f); therefore, alternative means of compliance
is not allowed.
How are you complying with the following design standard?
Provide a detail demonstrating how the stone transitions or terminates in accord with the following:

We do have a few initial questions/comments after reviewing the document:
The email below states that the public hearing is at City Hall, but it appears that there is a virtual
component. Will we be able to share our screen in a presentation if attending virtually?
Planning Condition of Approval #2 on page 10 of the staff report indicates that the Property Boundary
Adjustment Application A-2020-0182 has been tentatively approved only. Our records indicate that the PBA
record of survey was recorded under instrument number 2020-166369 on December 3, 2020. Is there any
further action needed on this item?
We had included our Design Review approval in this application, but Planning Condition of Approval #11 on
page 11 indicates that a DR application shall be submitted. Can you clarify this condition - we will be required
to re-submit our Design Review application pending the outcome of Thursday’s hearing?
