Hi Alan, see attached for the updated open space for Lupine Cove after our onsite meeting on Friday morning...we pulled the rear lot lines back 15' on both sides of that NE stub street. The west side of that stub is for a ACHD storm drain line that goes out to McDermott and it will be grassed, shrubbed, and sprinklered. The east side of that stub is for existing pine trees to be kept that will be grassed and sprinklered. After walking the site with Matt Perkins, Mike Williams is going to boil down that tree analysis to show the trees to be mitigated for, as well as the trees we are keeping (and we get credit for against mitigation trees). For instance, besides some on the north, we are keeping the trees along the south property line as well. It will be much easier to decipher and Matt will sign off on it prior to the resubmittal.
