Broadway Avenue Ste. 102 Meridian, Idaho 83642 Re: 1680 W. Franklin Rd. Zoning Certificate Narrative Sir / Madam: Fleming Family Investments LLC is requesting Zoning Certificate approval for its project located at 1680 W. Franklin Rd in Meridian. The scope of the project is construction of a new approximate 2,800 square foot office and warehouse building and associated site work for Keto Heating. Site work will consist of removal of three trees, grading and drainage construction, new paving and landscaping. New power, gas, water and sewer lines will be extended to the building. Rainwater will be retained on site in a surface retention basin. New landscaping is proposed in compliance with existing Code. Existing mature trees and shrubs will be protected and retained during construction. A trash dumpster will be located behind the building as approved by Republic Services. Parking and bicycle spaces are provided in accordance with Code. The building will be metal construction with the main entrance on the east internal side. The applicant met with staff when the project was first conceived to confirm the design meets the Code. The roof and metal siding field will be a dark blue. The base, doors and frames and trim will be a complimentary grey. Mechanical units will be placed on the back of the building out of site. Site lighting will be on the building and orientated to not shine on adjacent property. The existing building on the site will remain as is. If you need any additional information, please contact me.
