• A conditional use permit is required for a drive-thru within 300' of a residential use/district;comply with the specific use standards
listed in UDC 11-4-3-11: Drive-Through Establishments—depict stacking lane, menu board &speaker locations as applicable
• Comply with the dimensional standards of the C-G district in UDC Table 11-213-3.
• Landscaping within street buffer along Ten Mile Rd. should provide visibility of the drive-thru window but somewhat screen the
stacking lane&headlights from traffic in the southbound travel lane in Ten Mile Rd.—work w/Scott Colaianni, Police Dept.
• Submit building elevations that are consistent with the design standards in the Architectural Standards Manual.
• Ensure turning radius of drive-thru lane is adequate for trucks/large vehicles
• Provide pedestrian walkway from the sidewalk along Ten Mile Rd.to the main building entrance per UDC 11-3A-19B.4—internal
Pedestrian walkway shall be distinguished from the vehicular driving surfaces through the use of pavers, colored or scored concrete
or bricks.
Note:A Traffic Impact Study(TIS) will be required by ACHD for large commercial projects and any residential development with over 100 units. To
avoid unnecessary delays&expedite the hearing process, applicants are encouraged to submit the TIS to ACHD prior to submitting their application
to the City. Not having ACHD comments and/or conditions on large projects may delay hearing(s)at the City. Please contact Mindy Wallace at 387-
6178 at ACHD for information in regard to a TIS, conditions,impact fees and process.
