Hi Sonya, Overall the staff report looks great. Just a couple of things that might need to be updated: - Open space calculations for the plat have been updated to omit the school parcel. Initially we’d included the ~28 acre parcel, but since it’s not going to be developed with the subdivision and isn’t required to include open space, Alyssa decided to take it out. o We’re now at 12.43 acres, which is about 15.41% of the residential portion of the property (80 acres, without the 28 acre school parcel). - Densities are slightly off based on the most recent plat we have. I’m not sure it matters too much since we’re meeting requirements on both items, but thought I’d let you know just in case. I apologize, I think these are figures that changed between the last revision and the most recent revision and I may have missed getting the updated figures to you. Also, just a note, the Medical Office Building in the NE corner is noted at 4 stories in order to appropriately accommodate the full first floor of retail and restaurant. HCA preferred the entire first floor to be retail/restaurant to make it more attractive to a tenant and reserve the top 3 stories for Medical Office use.
