PROJECT NARRATIVE
ADVANCED CONTROL SYSTEMS – SHOP ADDITION

The new shop addition for Advanced Controls Systems has been carefully planned to
become a natural part of the site by adding the new building towards the back of the site and
attaching one end to the existing annex building, helping to frame in the edge of the property and
provide a rear edge for the surface parking lot. The new building addresses the following items:
1. Architectural Character:
a. Cohesive Design – The existing site consists of two buildings. The main
building which has a main floor and basement, resembles a residential type
single-family structure. This building was converted years ago by a previous
owner into a commercial building for office use. The second existing
structure, referred to as the Annex, is a long, single-story, linear building filled
with offices along the west side of the parking area. At the north end of the
Annex, the new shop addition will connect, making an “L” at the back of the
site. The new shop resembles the existing annex by following a linear pattern
with a pitched roof, slightly elevated above the annex to break up the roof line
and allow for taller ceilings in the addition. The annex anchors one side of the
surface parking lot, with the new addition creating an edge to the north end of
the lot.
b. Building Scale - The existing main building and annex both have similar roof
heights and are both single-story story structures above grade. The new
addition is also a single story with the roof line only slightly higher than the
annex to allow for taller ceiling heights inside the shop area, which also
breaks up the overall roof plane. Although it is slightly taller, it does not tower
over the site and conforms with the existing building scales.
c. Building Form – The addition matches the existing annex building by
following a long linear form and crates a natural anchor to the back of the site.
The linear form plus the sloped roof following the length of the building
match the building that it connects to.
d. Architectural Elements – Although the existing annex and main building do
not have extensive architectural elements or details, those that are existing will
be used in the addition. The end of the existing annex has a header above the
entry that bumps out, breaking up the wall area. The openings also have added
detail around the perimeter creating depth. These ques were also used on the
new building, with added detail around new windows and doors, and a
bumped-out header on the east end of the building to break up the large wall
area, following the line of the roof eaves. Reveals in the new exterior finish
have also been added to break up the long façade.

e. Materials – The existing main building and annex are both finished with a
troweled plaster system that is consistent throughout the site. Fascia and
door/window trims is painted an accent color to help accentuate the trim.
These materials and colors will be matched to be consistent with the existing
site. The existing roof also is finished with architectural shingles, which will
be matched on the new addition.
f. Signs and/or Lighting – All existing signs will be maintained and will remain
untouched. All existing site lighting will also remain and be protected from
damage. Any new exits will have egress lighting as required. No other
changes to site lighting will occur.
2. Parking Lots – The existing parking lot will remain largely unchanged, although
some spaces will be removed where the new building is being placed at the end of the
parking lot (4 spaces removed). The existing parking lot stormwater drain that is
currently at the back of the site and collects stormwater for the site will be relocated
to the front of the new building and tied into the existing drainage system to capture
stormwater runoff. The existing ADA accessible spot will also be rotated to better
align with the layout of the rest of the parking lot and allow for two additional
parking spaces. The existing ADA ramp to the main building will also be re-built to
take better advantage of available space to allow for additional parking. The rest of
the parking lot will remain unchanged. No changes will be made to any existing
landscaping.
3. Pedestrian walkways and facilities – The only changes that affect pedestrian
walkways is re-doing the existing accessibility ramp on the east end of the existing
main building to the new ADA parking spot. No other changes will be made to any
existing pedestrian walkways. The existing restroom in the annex building will be re-
worked to be accessible, and a second accessible restroom will be added in the annex.
No other changes to existing facilities. The new building will consist of four private
offices and a shop/warehouse.
