Attached for your review and favorable consideration is the Final Plat application for the
Stapleton Subdivision No. 2 Residential Community located on South Meridian Road. Stapleton
Subdivision No. 2 is a 63-residential lot development is near the intersection of Harris Street and
Meridian Road.
Statement of Conformance
This final plat is in conformance with: (1)The uses and layout as shown on the approved
preliminary plat; (2)The use requirements and provisions of the UDC; and (3)Acceptable engineering
and surveying practices and local standards.

STAPLETON
Stapleton Residential Community Narrative
Stapleton#2 Residential Community is located on Meridian Road (Hwy 69) south of Harris Street. We have purposefully
designed this residential neighborhood to add to the mix of Meridian's available housing opportunities. Its location is
desirable given its proximity to many commercial and retail stores as well as the interstate, making traveling throughout
the valley more convenient. Homeowners will have access to onsite amenities such as a regional pathway and
community playground. Offsite amenities include access to Roaring Springs, Wahoo's, Boise Ranch Golf Course and
other various shopping and dining opportunities.
This phase of the development will be situated on approximately 10 acres and will consist of 63 residential homesites.
Stapleton Subdivision will consist of two product types—attached single-level townhomes and detached two-story
homes. These high quality and well-designed homes have proven to be a great addition to the residential options in
many previous projects throughout the Treasure Valley.
SUMMARY OF APPLICATIONS
Stapleton Subdivision Phase 2 is a 71-lot planned development (63 residential and 8 common lots) on 10.60 acres on S.

PROJECT AMENITIES
As the developer, we have researched and interviewed homeowners and followed the city ordinance to plan the most
productive amenities for this area and this development. The amenity package exceeds the requirement of Meridian
City Development Code,which requires that the application have two amenities, one of 10% required open space and a
second that meets the requirements of city code.We are proposing three additional amenities for a total of five,
including a regional pathway extension and a neighborhood park including a play structure, climbing dome, swing set,
climbing rock boulders, half basketball court, and seating areas.
