Hi Alan – Thank you for sending over the staff report for the Tetherow Crossing Subdivision. We’ve reviewed the report and are in agreement with Conditions of Approval, with the following modifications as described below: Planning Comments: 1A. An existing access easement (recorded as Inst. #8410723) to the property to the north (Llama Ln.) already exists as shown on the preliminary plat. - See attached highlighted easement notation on the attached preliminary plat. Could you please remove this condition from the staff report because the conditioned access easement already exists. 1 Public Works Comments: B3. Is this comment applicable to this project in entirety, or is only the first sentence applicable? The condition reads: “Since the property to the north is not a phase of this project Road number 4 sewer line needs to end in a manhole and the northern end. Applicant shall be required to re-route the existing water and sewer mains into the proposed roadway extensions of W. Oakcrest Dr. and N. Dixie Ave.” Could you please remove the second sentence from this condition as it does not appear to be applicable to this project. Fire Comments: 2. Under Item #2 “Resource Reliability”, the report reads: “The development is closest to Fire Station #2. Current reliability is 85% from this fire station and does not meet the targeted goal of 80% or greater”. Should this sentence be revised to say “does meet” since 85% reliability is greater than the targeted goal of 80%? If our interpretation is correct, could you please modify this condition to indicate that the project “does meet the targeted goal of 80% or greater.” Please review and let me know if you are in agreement with the proposed staff report modifications as written above.
