Additional Meeting Notes: • CZC A-2020-0129 was issued in September of 2020. • During CZC it was discovered that a landscape setback/buffer exists along the southern lot line of Lot 5 Block 3. • Subject building is on Lot 5 of Block 3 of the Olsen and Bush Subdivision No 2, and Lot 6, Block 3 of Olsen Subdivision No 2 (straddling the lot line). • A landscape buffer is between these two lots. • A plat modification will be required.This requires a public hearing in front of the City Council. • Following the final plat modification, a parcel boundary adjustment(administrative) is required to merge Lot 5 Block 3 (Filing 2) and Lot 6, Block 3(filing 3)together. • Please make sure Snyder Lateral is contacted and they have no issues. Note:A Traffic Impact Study(TIS)will be required by ACHD for large commercial projects and any residential development with over 100 units. To avoid unnecessary delays&expedite the hearing process, applicants are encouraged to submit the TIS to ACHD prior to submitting their application to the City. Not having ACHD comments and/or conditions on large projects may delay hearing(s)at the City.
