Project NarrativeProject Narrative: Introduction The Plumbers Union Local 296 is planning to construct a building for materials related to the plumbing industry adjacent to their current administration. On the northwest corner of the project site, an existing gravel covered area, will be the location of a new pre-engineered building. This building will be 30’x85’ for a total of 2,250 square feet gross building area. The building will have two man doors and one 14’x14’ roll up door all on the east side of the building facing the existing building. The New Building The owner has selected a manufacturer of pre-engineered steel buildings to construct the building. The design of the building is not just a base option of the manufacturer and design features have been added to increase the aesthetic appeal. Due to the location of the building, the visibility of the new building will be low. The overall colors of the building is neutral Ivory with Dark Blue accents to add visual interest. For example, the North and South elevation façades are broken up by the dark blue gable. This adds to the additional design features of the clear band on the West and East elevations. There are dark blue trim enhancements on the corners of the building as well as around the doors. Overall, the design is simple yet boasts a clean look with contrasting colors between the Ivory base color and Dark Blue features. Building Context The proposed new storage building fits perfectly with the adjacent building style and construction tyle. Not only is the back side of the existing plumbers building a steel panel material, buildings to the West and North are constructed of a steel panel material. The existing building heights are equal to or taller than the proposed storage building. There are landscape trees along the West side of the project that will maintaining a cohesive look and blending in with the local area. Conclusion The project applicant has made efforts to propose and build a storage building that not only has visual interest but also is sensitive the adjacent building style. The overall visibility is low due to limited sight lines between existing buildings, fences and mature landscape.
