Dear Planning Staff;
OA+D is pleased to submit the attached Design Review and Certificate of Zoning Compliance
Applications and supporting materials for a new Direct Orthopedic Care building located at 4842 N.
Cortona Way (LOT 38, Block 10, Verona Subdivision No. 4) in Meridian Idaho.
The proposed project will be a 1-story, 10,455 sf 2-Tenant building. Direct Orthopedic Care and
Sawtooth Physical Therapy will occupy the building.
The building has been designed to comply with the City of Meridian Architectural Standards. All four
building facades incorporate a uniform material palate of stucco field material with ledge stone and stone
veneer accents along with storefront windows, awnings, wall modulation, and material changes to create
a cohesive design. The majority of the building will have a flat roof with parapet walls that screen all
mechanical equipment from view. The rooflines are formed by parapet walls that modulate from 20’-0” at
the stone accent walls up to 22’-6”. A shed roof has been incorporated into the main entry volume to
accentuate the shared building entry.
The property is 1.26 acres, with proposed access at the northwest corner of the site off of Cortona Way.
There is existing detached sidewalk along both Cortona Way and McMillan Road. Parking is located on
the north, south and west sides of the building. The east side of the building abuts an existing 30’
McMullen lateral easement. Pedestrian access is proposed on the west side of the property with a
connection to the existing detached sidewalk along Cortona Way. The trash enclosure is located at the
northwest corner of the site and will be finished with CMU walls and steel gates.
