Re: Land Solutions: Design Review Narrative
Land Solutions is a surveying company, currently housed in an older brick building in the downtown Meridian
area. They are looking to build a new facility to house their expanding workforce and create a building more
suited to their needs. The new building compliments design styles in Meridian in a variety of ways, and each will
be discussed in more detail below.
1. Architectural Character:
a. Cohesive Design: The building is designed in two parts, with the office on one side, and garage
space on the other side, used to park surveying trucks and trailers in. However, each side of the
building uses materials, and proportional relationships to create a cohesive design between the
two parts of the building.
b. Building Scale: The scale of the building is set to fit into the surrounding area. Being largely
surrounded by single family homes and other smaller buildings, Land Solutions is not overly tall,
but is sized to compliment the surrounding buildings.
c. Building Form: The form of the building is designed to highlight the different uses of the building,
with the office being a flat roof with parapet, and the warehouse being a standing seam sloped
metal roof.
d. Architectural Elements: The building is accented with several architectural features. The longer
garage space is broken up by a bump out on either side of the building, extending the roofline
down and out and supporting it with decorative steel beams. The entry to the building is
accented with a steel canopy, providing shelter from the weather before stepping into the
building, and creating an indication of where the main entry is located. The remainder of the
building is stucco, set on a base of metal panel, and accented with darker stucco banding.
Clerestory windows are used at the warehouse space to bring in natural light, while still allowing
for screening of what is being stored within.
e. Materials: The materials of the building include stucco, and MBCI corrugated metal panel, to
create a more modern feel to the building. The metal panel is of high quality, and is ribbed to
create unique shadow lines across the pieces of the building that are accented with the metal
panel. The stucco includes two different colors, with the main body of the building being a
lighter beige, and accent materials being a dark brown, almost black color. The doors and
windows will be dark bronze colored vinyl or aluminum windows, and there are dark bronze
metal accents throughout the design of the building in the awnings, gutters and downspouts,

roof supports, and etc.
Signs and/or Lighting: Building signage will be included in a separate permit, however, the
building was designed with several locations that will work with signage, including over the main
entry, and on the longer portion of blank wall that faces Locust Grove. Lighting for the building
was designed to keep the parking lot well lit for security purposes. There are also lights that flank
the front entry and are more decorative in appearance.
2. Parking Lots: The parking lot is designed to be cohesive with the parcel to the north when it is built out in
the future. The parking lot is double loaded with stalls to the north side of the drive aisle, and garage
doors for survey truck parking to the south side of the drive aisle.
3. Pedestrian Walkways: A pedestrian walkway is provided from the main entry doors out to the east to
connect with the public sidewalk on S. Truss PI. There is also bike parking provided along this pathway.
The new Land Solutions facility is designed to be a great addition to the City of Meridian, creating a building
more suited to the needs of Land Solutions, and adding an attractive building to the fabric of Meridian.
