Hi Alan, Thank you for the heads up! In case you get questions about this and want more information, here is the reasoning for us not allowing access onto Locust Grove or Victory. Per our Local Street Intersection Spacing on Principal Arterials policy, access onto Locust Grove or Victory would not be feasible. Our policy states: Local Street Intersection Spacing on Principal Arterials: District policy 7205.4.3 states that new local streets should not typically intersect arterials. Local streets should typically intersect collectors. If it is necessary, as determined by ACHD, for a local street to intersect an arterial, the minimum allowable offset shall be 1,320-feet as measured from all other existing roadways as identified in Table 1b (7205.4.7). 1 The frontage of the Cache Creek Development is approximately 593-feet on Victory Road and 654-feet on Locust Grove Road. There is no space for this subdivision to meet our District policy due to the limited site frontage. The only reason we would allow a modification of policy for this subdivision would be if the local roads could not handle the extra trip generation that the new development would create. This development is estimated to create 387 additional vehicle trips per day. Local roads are constructed to handle the capacity of 2,000 vehicle trips per day. If the HOA can prove that the vehicle trips would exceed 2,000 then we could have a conversation about potential access onto Victory or Locust Grove. But they would not find that the vehicle trips would exceed 2,000. Some of our members have brought concerns of increased traffic on Bailey Ave. and Loggers Pass St. due to the proposed Cache Creek Subdivision. Would ACHD allow access to Locust Grove to help alleviate some of these concerns? E Sagemore Dr. accesses Locust Grove to the East. Would a connection at that point be feasible? We are already seeing increased traffic through our subdivision as the intersection at Locust Grove and Victory backs up. Thank you for your consideration.
