1. Minimum building setbacks and dimensional standards in this
subdivision shall be in compliance with the applicable zoning
regulations of the City of Meridian, Idaho, at the time of
issuance of the building permit or as specifically approved.
2. Any re —subdivision of this plat shall comply with the
applicable regulations in effect at the time of re —subdivision.
3. Lots 1-3, and 5, Block 1 are subject to a 10' wide
permanent public utilities easement as shown. However, these
easements shall not preclude the construction of proper hard
surfaced driveways for access to each individual lot.
4. Lots 1-3, and 5, Block 1 are subject to a 10' wide
pressurized irrigation and drainage easement as shown.
5. Lots 1 and 5, Block 1 are subject to a ACHD slope
easement recorded under instrument number 102114825.
6. The owner of each lot, across which passes an
irrigation/drainage ditch or pipe, is responsible for the
maintenance thereof, unless such responsibility is assumed by
an irrigation/drainage district.
7. The bottom elevation of structural footings shall be set a
minimum of 12 inches above the highest established normal
groundwater elevation.
8. Direct lot access to Overland Road is prohibited unless
otherwise approved by the City of Meridian and ACHD.
9. All lots within this subdivision, and the future phase to the
west are subject to a vehicular cross —access agreement
recorded under Instrument No. 104116574 for use of the
private road.
10. Lots 3-4, Block 1 shall have a culvert maintenance and
operation easement as shown. Culvert shall be owned and
maintained by the Southern Springs Owners Association.
1 1 . Lots 1-5, Block 1 are subject to a City of Meridian sewer
and water easement recorded under instrument number
104133350.
12. Lots 3-4, Block 1 are subject to a private storm drain
easement as shown. Said easements to be owned and
maintained by the Southern Springs Owners Association.
Easement shall provide for disposal of storm water runoff from
the private road easement only and shall remain free of all
encroachments and obstructions which may adversely affect
drainage or operation and maintenance of the facilities.
13. There shall be no parking allowed within the private road
easement.
14. Lots 1-5, Block 1 shall have a cross access easement for
the benefit of said lots as set forth in the declaration of
covenants, conditions and restrictions of the Southern Springs
Owners Association as shown.
15. Lots shall not be reduced is size without prior approval
from the appropriate health authority.
16. Lots 1-3, and 5, Block 1 are subject to a Southern
Springs Owners Association landscape easement as shown.
17. Subdivision is located in Flood Zone X and Flood Zone AE
with Base Flood Elevation of 2618 ft. referenced to North
American Vertical Datum of 1988 per FIRM map number
16001 CO234H dated February 19, 2003.
18. Covenants, conditions and restrictions are in effect for this
subdivision.
