The Comp Plan recommends low density residential in this area. The annexation and proposed zoning would comply with the Comp Plan. • An annexation is required to go to public hearings with the Planning Commission and City Council. This takes approximately 3-4 months. • The costs for an annexation/zoning application is$2,092. • A surveyor will be required to prepare the legal description and exhibit for the annexation/rezoning. • The maximum size of a secondary dwelling unit is 700 sf(living area only). It appears the proposal is within this size. • The City requires all driveways to be paved. This will be required of the driveway access to the rear shop. • The next step in this process is a neighborhood meeting.This is described in Section 11-5A-6-C of the Uniform Development Code (UDC). Notice is required to be mailed to all property owners within 300 feet and a sign is required to be posted. The checklists for this process can be downloaded at https://meridiancity.or /plq_ anning/currenVapplications-checklists and the portal to apply for applications is https://citizenportal.meridiancity.org/CitizenAccess/DefauIt.aspx. • The closest water and sewer lines are directly in front of the property in E. Leslie Dr. • The applicant will be required to tap into the mains in E Leslie Dr which is public right of way,they will need to coordinate with Ada Country Highway District to do work in the right of way. • Cost for water/sewer assessment is: $3884 +$1973+$232.18(water meter) • You will also need an excavation permit in addition to the building permit that you pull. • These fees will be given to the City—these fees do not include the cost of construction. Note:A Traffic Impact Study(TIS)will be required by ACHD for large commercial projects and any residential development with over 100 units. To avoid unnecessary delays&expedite the hearing process, applicants are encouraged to submit the TIS to ACHD prior to submitting their application to the City. Not having ACHD comments and/or conditions on large projects may delay hearing(s)at the City.
