It should be noted that there are three existing homes that will be protected. (85 new, 3 existing single-family residential lots). • The property is made up of multiple parcels which are currently farmland. Sewer • There is an existing 12"sewer line in the along the Ten Mile Stub Drain(along north boundary). Sewer profiles are included in the preliminary plat. • There is a reclaimed water line stubbed towards us.May need to extend or do something with. Water • There are three(3)active wells on the subject property that will be abandoned with construction. • There is an existing 12"water main stubbed west from Ten Mile at Pine. • The preliminary plat does not show a water main in Pine beyond the easternmost entrance. • A water main crossing of the Ten Mile Creek is not proposed with the preliminary plat. Preliminary Irrigation Report Gravity Irrigation • The subject property lies within the Nampa&Meridian Irrigation District service area. • The Ten Mile Creek runs along the western boundary and the Ten Mile Stub Drain runs along the north boundary.Both names come from nearby plats. • There are various irrigation lines running across the site: o There is an irrigation box in the northeast corner of the site that appears to feed our site. The topo shows this pipe coming/stubbing from the Ten Mile Stub Drain but it looks like water is coming from the north. Per NMID,the water comes from a headgate north on Franklin,east of Ten Mile. Flows south along Ten Mile before turning west on Pine.Flows in a concrete ditch along Pine before splitting west and north. Both lines eventually end up in Ten Mile Stub Drain. This line is shown as piped to its historic discharge location. o There is a 10"PVC pipe entering the site in the southeast corner. This pipe goes across the site before discharging in the Ten Mile Creek. This line is shown as continued to its historic discharge location. o There's an existing field drain for the out parcel to the southeast of our site. This drain is shown as tied into the irrigation line running along Pine. • The site is in a Zone A flood hazard area.A flood study will be required. - A bridge over the Ten Mile Creek will be required. Pressurized Irrigation • The subdivision will tie into an existing pump station on Ten Mile,just north of the Ten Mile Stub Drain. • A subsurface pressure irrigation system will provide water to individual lot services. Pressure irrigation lines will be located in the back of lots. • Water rights are attached to this report. Preliminary Drainage Calculation Report The proposed Foxcroft Subdivision is located west of Ten Mile, at Pine Ave. in Meridian,Idaho. The site is currently multiple residences and farmland. The land generally slopes up from the northeast to the southwest. The front half of each building lot will be sloped toward the roadway and has been accounted for in drainage calculations. The back of most building lots, `Type A' lots, will drain to the rear towards a backyard swale. The entirety of`Type B' lots will drain to the front of the lot. The drainage areas have been delineated with attention to the anticipated lot type, with the front half of`Type A' lots and the entirety of`Type B' lots added to the appropriate drainage basin. Infiltration ponds are proposed at locations across the property to collect stormwater runoff from the proposed drainage basins. Prior to entering drainage facilities,runoff will be treated in sand and grease traps or manholes,per ACHD policy. Drainage along Pine Ave.will be served via infiltration swales along Pine. These swales will be sized with final design. Preliminary calculations were performed using rough grade breaks and drainage basins. Final profiles were not developed in the conceptual analysis;pond dimensions and location will be finalized when individual phases are being developed. See attached drainage map for preliminary drainage basins. (Appendix#3). Assumptions and Methodology 1. Site Grading. a. The existing site slopes up from northeast to southwest. b. Grading across the site will be performed on a limited basis for road sections and lotibuilding pads. Conceptual drainage basins have been designed to maximize the existing topography of the site. 2. Ada County Highway District Methodology was used for drainage analysis. a. Rational Method used for peak flows: Qp =CIA i. Qp =Peak flow for a 100-year design storm was used in preliminary analysis. ACHD's IDF curve was used to calculate peak storm runoff. The minimum time of concentration of 10 minutes was used in analysis. It is likely that a higher time of concentration will be calculated in design, which will lead to a lower intensity storm, and thus a lower peak flow. ii. C =Weighted Runoff coefficient based on land use 1. Asphalt/Sidewalk=.95 2. Single-Family Lots=0.45 3. Landscape Areas=.2 It is important to note that in preliminary calculations an estimated runoff coefficient was used. These runoff coefficients are based on previous subdivision designs. A weighted runoff coefficient of 0.60 was used in analysis of interior drainage basins that contain roadway and primarily single-family building lots. A runoff coefficient of 0.8 was used for Drainage Basins 3 & 4, as the basins contain mostly asphalt and concrete, with some landscaping area. A runoff coefficient of 0.90 was used for drainage areas 10-15 as these areas are mostly the Pine Ave frontage. iii. I=Rainfall intensity of design storm equal to time of concentration, inches/hour—ACHD Intensity-Duration-Frequency Curve was used in analysis iv. A =Area of drainage basin under consideration—The site is divided into basins as shown on attached drawing b. Runoff Volume Calculated using 1.15 inches of rainfall over the contributing area over a I hour period(ACHD Policy) i. V=CIA*3600 c. Typical drainage calculations are attached. d. Infiltration pond design i. Design volume was not increased by 15%to account for sedimentation by assuming that the percolation rate during the storm is zero. ii. Typical calculations for the infiltration ponds are attached 3. No permits or discharge agreements are expected to be required to construct the site drainage and irrigation systems as described in this report.
