Thank you for the staff report. We have reviewed and agree with your analysis and recommended conditions except for
the following clarifications and/or requested revisions:
Planning Division (page 20-21)
4. No requested change, just clarification that the intent is to submit Phase 1 CZC and ADR soon, and since CZC and ADR
approvals expire, the Phase 2 CZC and ADR will be submitted in the future at the time of expansion.
11. Clarification: The Calvary Chapel is a lot (lot 1, Block 2) of the Poiema Subdivision. The road and utility
infrastructure will be constructed as part of the Poiema Subdivision Final Plat.
15. The Outdoor Speaker System standard outlined in UDC 11-3A-13 cannot be met as the property is in a residential
zone. We propose to modify this condition to allow amplified speakers outdoor in the amphitheater or other outdoor
areas so long as the speakers are a minimum of 100’ from a residential use.
Public Works (page 21-22)
1.1, 1.3, 1.5. Clarification: These conditions are related to the Poiema Subdivision Final Plat.
1.2. Most of the property is out of the floodplain. We request the condition be modified to state “development within
the A Zone floodplain requires a Flood plain Development Permit”.
