Kalispell North Building Shell / 1260 E. Kalispell
Design Review, Conditional Use Permit and Certificate of Zoning Compliance
On behalf of the owners/developer, we hereby apply for Design Review and CZC for the
Kalispell North Building Shell located at 1260 E. Kalispell St. The development will include the
second building of a 12,025 s.f. mixed-use industrial building located in the L-I zone.
Access to the property is provided by two shared access ways, one located on each side of the
newly finished 1250 E. Kalispell. As designed, the site will have excellent internal circulation
and access to the public road system, but not on or fully visible from the public road.
The landscaping and the amenities that are part of the project will be maintained by a private,
off-site landscaping company.
Narrative describing compliance with the guidelines contained in the Meridian Design
Manual:
1. Architectural Character:
a) Façades. The façades integrate different textures, colors and materials to achieve
variation and create a cohesive design. Along with materials, the design integrates changes
in elevation, set-backs by o.h. doors, windows and suspended canopies to achieve depth
and detract from a flat façade. The varying materials and colors used creates rhythm and
provides architectural character to the building which helps address its surroundings and
provide a welcoming environment within the site. The exterior wall material is of a 2”
concrete panel with a textured TexCoat coating.
b) Primary Entrances. The building can be divided into multiple tenant spaces, each with
its own main entrance. The proposed entrances are provided with it’s own distinct door and
canopy on the south side of the building.
c) Roof Lines. The building design uses a single slope. Roof lines varies in height per the
design standards, this is to give it a modern appearance and design in its simplest form. It
included an overly extended south eave for façade depth.

d) Pattern Variations. The façades of the building are designed to incorporate material
and shadow variation to the design. The variation of textures, materials and colors eliminate
the monotony of the modulation of each material. Wall control joints are placed at various
locations to break up the semi-flat appearance. Color was added to the entry points for easy
way finding and façade break-up.
e) Mechanical Equipment. The mechanical equipment will be internally placed in the
building with the condensing units set at the rear of the building out of public view.
2. Materials:
The site is located on the L-I District, the surrounding buildings typically use stucco, CMU and
concrete as their primary materials. The proposed building will used Hi-Tech Tilt Panel (2 ½”
concrete poured in place over a 6” metal stud. Using a similar material palette as the south
building with a TexCoat coating texture, it allows the proposed building to integrate and stay
within the design parameters of its surroundings while maintaining its own architectural
character. The upper perimeter ban has a horizontal line mental wall panel to break up the
multiply vertical lines of the concrete control and panel lines. Colors and material are identical
of that of the south building.
3. Parking Lots:
Parking for this site is located south of the building and will be paved as a continuation of the
south building site.
The trash enclosure is existing and was originally design for both structures on the site.
4. Contractor Yard:
At the west and east side of the building will be a fenced and gated enclosed “contractor yard”.
The walking/driving surface will be of compacted recycled asphalt per the I-L requirements.
4. Pedestrian Walkways and facilities:
Pedestrian walkways and drop-off zones are easily designated by parking layout and lighting
design. Walkways are designed to provide efficient access to building entries and exits. Along
the main entrances of the building.
