We are in agreement with the Staff report and the recommended conditions of approval with a requested modification to Condition IX.A.1.b. As we have discussed, the property owner is amenable to granting cross-access to adjacent properties to the west and east, but would like to request to waive the requirement to construct the associated driveways due to site constraints. The amount of grade combined with elimination of parking stalls would make construction of cross-access driveways infeasible.
