At least ten (10) days prior to the City Council hearing, the applicant shall provide revised legal descriptions and exhibit maps for the requested C-G and R-40 district and the recommended TN-C and TN-R zoning districts to reflect the revised concept plan as seen in Exhibit VII.C. We request this be deleted at this point since it has been completed. VIII A. 1. k. Upon future development, the Applicant shall construct half plus twelve feet of the required right of way for the future collector street located in the southeast corner of the property, as shown on the approved Development Plan. VIII A. 1. l. The Applicant shall construct the east-west street in the northern portion of the site as a full public street ending in the southeast corner of the proposed Civic site ending as shown on the approved Development Plan in Exhibit VII.C. VIII A. 1. s. If an agreement with ACHD to relocate their pond to the constrained piece in the southwest corner of the site is not accomplished, the Applicant shall coordinate with the Parks Department to include a public amenity (trail hub lot) in the southwest corner of the site, labeled as specialty retail possible ACHD pond relocation on the concept plan approved Development Plan. If neither agreement with the Parks Department can be made, the Applicant may construct this area with a specialty use that allows for an activity node for the development.
