I reviewed the Oakwind staff report/conditions of approval and have the following comments:
1. Page 2 – (ACHD Section): McDermott Road will be widened with installation of curb, gutter and a 10-foot-
wide sidewalk. McMillan Road will require widening to 17 feet from centerline and installation of a 5-foot-
wide sidewalk. McMillan is an arterial and curb and gutter are not required.
2. Page 6 – (Last Paragraph): The City pathway coordinator indicated a 10-foot-wide sidewalk would be
required along McDermott Road, but only a 5-foot-wide walk would be needed along McMillan Road.
3. Page 7 – (Paragraph 4): Public Work’s comment indicates that extension of a 12-inch water main in
McDermott Road along the parcel’s frontage will not be required. Public Works is requesting the proposed
water main line in Daphne be upsized from an 8-inch to 12-inch and extended west to McDermott Road for
service of parcels on the west side the roadway.
4. Page 8 - (Section G - Paragraph 3): The Ada County Highway District report and conditions require widening
of McMillan Road to 17 feet from centerline and installation of 5-foot-wide sidewalk. McDermott Road will
require widening to one-half a collector width with installation of curb, gutter and 10-foot-wide sidewalk.
5. Page 9 - (Section J - Pathways): Revise the sidewalk width along McMillan Road to 5 feet as required by
ACHD.
6. Page 9 – (Section K - Sidewalks): The applicant is proposing 5-foot-wide detached sidewalks with an 8-foot
wide landscape parkway along Daphne Street. All other local streets within the development will have
attached 5-foot-wide sidewalks
7. Page 10 – (Section M – Landscaping): The proposed landscape buffer adjacent to McMillan Road is 35 feet,,
the required width is 25 not 20 feet.
8. Page 22 – (Conditions – A. Planning b.): The condition need modified to read the following: “The applicant
shall construct the street buffer, 10-foot-wide pathway and sound attenuation wall/berm adjacent to

McDermott Road and the street buffer and 5-foot-wide sidewalk along McMillan Road with the first phase
of the development.
