• Staff recommends the applicant consider two buildings with central open space rather than 3. The development at 604 W. Pine
Avenue (north of the property) is an example.
• Multifamily is allowed in the R-15 through a conditional use. Conditional uses are required to go in front of the Planning
Commission in a public meeting.
• A Certificate of Zoning Compliance(CZC)and Design Review(DE) is required for multifamily developments. Please refer to UDC
11-513-1 and 11-513-8. Design must meet the standards of the Architectural Standards Manual (ASM). This is available at:

• Please note UDC 11-4-3-27 requires open space and amenities for multifamily developments. These include:
0 80 sf of private useable open space per unit. This can include patios, porches, decks, etc.
o Common open space requirements of 150 sf per units<500 sf, and 250 sf for units>500 sf< 1,200 sf.
o One amenity will be required within this development. Please refer to UDC 11-4-3-27(D)
• Setbacks are as follows:
o 10 from street, 20'from street to garage. 3' interior side, 12' rear.
• Water and Sewer is available from W. Broadway Avenue
Note:A Traffic Impact Study(TIS)will be required by ACHD for large commercial projects and any residential development with over 100 units. To
avoid unnecessary delays&expedite the hearing process, applicants are encouraged to submit the TIS to ACHD prior to submitting their application
to the City. Not having ACHD comments and/or conditions on large projects may delay hearing(s)at the City. Please contact Mindy Wallace at 387-
