RE: H-2020-0099 / 775 N Ten Mile Road / Modern Craftsman at Ten Mile
Joseph,
The City of Meridian has requested feedback regarding a proposed annexation,
preliminary plat and conditional use permit for the Modern Craftsman at Ten Mile
mixed use development. The project will consist of 135 residential units and 23,000
square feet of commercial space on 16.46 located on the southwest corner of Ten
Mile Road and Pine Avenue.
Ada County is supportive of the proposed development due to the proximity of the
site to existing public services and due to its compatibility with the Future Land Use
Map of the Meridian Comprehensive Plan, as adopted by Ada County, which
designates the site as Mixed-Use Community, which is intended to provide areas
where community-serving uses and dwellings are seamlessly integrated into the
urban fabric.
The layout of the development also complies with many of the goals of the Meridian
Comprehensive Plan. The proposed community park, swimming pool and pathway
system are supported by Goal 3.07.02A which encourages usable opens space be
incorporated into new residential subdivisions, and Goal 2.01.01B which encourages
opportunities for physical activity be provided with new development.
The commercial area along Ten Mile Road, which will be integrated into the
residential portion of the development with roadway and pedestrian connections, is
compatible with Goal 3.06.02B which calls for new community commercial areas to
be clustered along arterial and collector roadways in a manner which complements
adjoining residential areas, and the diversity of housing which is proposed is
supported by Goal 3.07.01I which encourages a variety of housing types be provided
which will be suitable for various income groups.
