Enclosed is a Development Agreement Modification application for the Paramount Point Subdivision. The
initial Development agreement was approved in 2003 with many subsequent modifications. In 2015 the
Development agreement was modified to state the following:
A modification of the development agreement is required to include a conceptual development plan for
the TN-C and C-C zoned property located at the southwest corner of W.Chinden Blvd.and N.
Meridian Road and at the southwest corner of W.Chinden Blvd.and N. Fox Run Way prior to
submittal of a Certificate of Toning Compliance application(if rcquired)or issuance of any building
permits.
This application and enclosed attachments are intended to meet these requirements.

Subject: Paramount Point—Modification of the Development Agreement
The application referenced above will soon be submitted to the City of Meridian for the Paramount
Point Subdivision, a 4-lot commercial project located on the Southwest corner of Chinden Blvd and Fox
Run Ave.
The City process requires the applicant to send notices to the surrounding property owners and hold a
neighborhood meeting prior to submittal following which the City Council will hold a public hearing.
The City Council public hearing is to be determined.

Background:
In 2003, Brighton annexed and zoned Paramount into the City of Meridian. With that annexation came a
development agreement that focused on the residential aspects of the Paramount subdivision. In the
agreement it was stated that a modification would be needed for anything outside of the proposed
concept plan in the original agreement.
Subsequently, in 2015 a Development Agreement Modification was submitted by Brighton rezone the
property along Chinden, and adopt a concept plan for the Paramount Director Subdivision. During this
approval process it was noted that Paramount Point Subdivision had been previously rezoned to
commercial but no concept plan was proposed for the site at that time. Thus, a concept plan update is
proposed for the development agreement.

Purpose:
This development agreement modification application proposes to include a concept plan and amends
the Development Agreement to include five (5) commercial lots,project parking, landscaping, buffers,
and the already approved Plaza Shops Drive for the Linder Village commercial project.

COMMITMENT OF PROPERTY POSTING
Per Unified Development Code (UDC) 11-5A-5D, the applicant for all applications requiring a
public hearing (except for a UDC text amendment, a Comprehensive Plan text amendment
and/or vacations) shall post the subject property not less than ten (10) days prior to the hearing.
The applicant shall post a copy of the public hearing notice of the application(s) on the property
under consideration.
The applicant shall submit proof of property posting in the form of a notarized statement and a
photograph of the posting to the City no later than seven (7) days prior to the public hearing
attesting to where and when the sign(s) were posted. Unless such Certificate is received by the
required date, the hearing will be continued.
The sign(s) shall be removed no later than three (3) days after the end of the public hearing for
which the sign(s)had been posted.
I am aware of the above requirements and will comply with the posting requirements as stated in
UDC 11-5A-5.
