For consideration of the benefits to be received by the Grantor(s), Capital Hill Holdings,L.L.C., an Idaho limited liability company, Grantor does hereby grant a 20' wide nonexclusive easement for ingress and egress by vehicular and pedestrian traffic upon, over and across the Ingress and Egress Easement to Grantee, defined as the owners, tenants, contractors, employees, agents, and invitees of Lois I and 2 Block 1 of Nola Subdivision as recorded in Book 95 page 11629 in the Ada County, Idaho Recorder's Office. The area covered by this Ingress/Egress Easement is described in EXHIBIT "A". (SEE ATTACHED EXHIBIT A) This nonexclusive ingress and egress easement shall run with the lands described above. THE GRANTOR(s) and GRANTEE hereby covenant and agree that they will not place or allow to be placed any permanent structures or otherwise obstruct the area described for this ingress and egress easement, which would interfere with the use of said easement, for the purposes stated herein. THE GRANTOR do hereby covenant with the Grantee that they are lawfully seized and possessed of the aforementioned and described tract of land, and that they have a good and lawful right to convey said easement.
