Lanark St., Meridian ID To the Planning Division: We are submitting this application to be reviewed concurrent with of "Design Review Application" and our "Certificate of Zoning Compliance Application" now in process with the Planning Division on bebaff A KB Fabrication & Welding, LLC. The Affidavit of Legal Interest, signed and notarized, has been sent as a part of our CZC Application. The specific requirements that are proposed to be modified are that the current parcel of land along our west property line is currently zoned in Ada County as R4 along with three (3) parcels along our entire southern property lines are also zoned as R4 in the county. All of these parcels He along the existing Snyder lateral and border our existing land zoned 1-1. as well as are contiguous to GG zoned land to the west and east along the E. Franklin Road Corridor. This would cause a hardship by reducing our property along the entire west and south property lines to provide a 25-€not residential bu€fer as we!! as a solid screen plastic €ence set back this 25 €eet greatiy- reducing the amount of storage area for this fabrication and welding business to function. The City of Meridian Land Use Plan adopted by the Mayor and City Council shows this land as Planned Commercial and E. Franklin Road designated as a Planned Commercial Arterial. In addition, the existing cuWe-sac constructed at the west end of E. Lanark Street is designated on our plat as a temporary turn around. The Meridian Land Use Plan shows that E. Lanark Street has been planned to extend through the property along the west of the KB property to the Meridian Academy property and designated as an Industrial Collector that will align at an angle to E. Lanark Street west of the Meridian Academy land. In addition, a proposed connection shows connecting the E. Lanark Street Industrial Collector to a new Industrial Collector next to Meridian Academy to the south connecting with E. Franklin Road. We are looking at the future land use already designated as the superior means o€meeting the intent and purpose of land planning for this area of Meridian. In addition, copies of the current zoning map approved by the City of Meridian and City Council as well as a copy of the approved Land Use Plan are also attached. We respectfully request the formalization of our Alternative Compliance.
