To the Planning Division:
We are submitting this application for an "Administrative Design Review" on behalf of ICB
Fabrication & Welding, L,L.C, This project is to be located at 2675 E. Lanark Street, Meridian, Idaho
83642. On Lot 5 and Lots 6, Block 3 of Olson and Bush Subdivision No, 3, Total of 2.77 acres currently
zoned I-L, non-residential standards/Industrial Districts. NO CHANGE OF USE IS PROPOSED FOR THESE
PARCELS. This use is to do fabrication and welding structural metal, guard rails, metal stairs, grates,
plasma cutting, bending and roiling metal which are approved uses in this zone.
This project meets or exceeds the "Architectural Standards Compliance Checklist" All items
checked are Included on the attached drawings provided for ease of review. A proposed sign design is
provided as a part of this submittal in color as Attachment "A".
A complete set of scaled plans, including building elevations, with building materials, colors and
textures as well as the site plans with landscaping, mechanical equipment are included within the shop
building shell and will be screened utilizing landscaping for the office building located at the north side
of the property,
This project addresses the standards contained in the "City of Meridian Architectural Standards
Manual` and the "Unified Development Code" (UDC) and explanatlon.givers•on the attached drawings as
noted.
This new building complex is larger than the current business that is now located at 1970 W.
Franklin Blvd., Meridian, Idaho. The new shop will be 9,000 square feet and the new office building will
contain 2,500 square feet, The current business is a total of 9,000 square feet.
The business profile may be viewed on the internet. It is understood that your Planning Division
will provide us with the applicable fee amount after submittal.

To the Planning Division:
We are submitting this application to be reviewed concurrent with of "Design Review Application" and
our "Certificate of Zoning Compliance Application" now in process with the Planning Division on behalf
of KB Fabrication & Welding, LLC.
The Affidavit of Legal Interest, signed and notarized, has been sent as a part of our CZC Application.
The specific requirements that are proposed to be modified are that the current parcel of land along our
west property line is currently zoned in Ada County as A-1 along with three (3) parcels along our entire
southern {property lines are also zoned as R-1 in the county. All of these parcels lie along the existing
Snyder lateral and border our existing land zoned I-L as well as are contiguous to C-G zoned land to the
west and east along the E. Franklin Road Corridor.
This would cause a hardship by reducing our property along the entire west and south property lines to
provide a 2.5-foot residential buffer as well as a solid screen plastic fence set back this 25 feet greatly
reducing the amount of storage area for this fabrication and welding business to function.
The City of Meridian Land Use Plan adopted by the Mayor and City Council shows this land as Planned
Commercial and E. Franklin Road designated as a Planned Commercial Arterial. in addition, the existing
cul-de-sac constructed at the west end of E. Lanark Street is designated on our plat as a temporary turn
around. The Meridian Land Use Plan shows that E. Lanark Street has been planned to extend through
the property along the west of the KB property to the Meridian Academy property and designated as an
Industrial Collector that will align at an angle to E. Lanark Street west of the Meridian Academy land. In
addition, a proposed connection shows connecting the E. Lanark Street Industrial Collector to a new
Industrial Collector next to Meridian Academy to the south connecting with E. Franklin Road.
We are looking at the future land use already designated as the superior means of meeting the intent
and purpose of land planning for this area of Meridian.

Attached is the Google color aerial vicinity map showing the land connections through this area. In
addition, copies of the current zoning map approved by the City of Meridian and City Council as well as a
copy of the approved land Use Plan are also attached.
We respectfully request the formalization of our Alternative Compliance. Thank you in advance for your
favorable approval to eliminate the need for a 25-foot residential buffer along the west and south
property lines.
