Edington Commons Residential Community - Narrative
Edington Commons is located north of Ustick Road and east of Linder Road. This location in West Meridian will
provide residents with much needed affordable homes near many new commercial and retail developments.
Homeowners will have access to plenty of retail stores including the brand new Winco and Costco stores,
amenities such as Settlers Park and the new Library on Chinden Road, and many restaurants recently opened in
the area. Pathways and sidewalks within the development will encourage walkability to the neighboring schools
and parks. We have purposefully designed for single level homes along the Linder road frontage in order to
provide a more aesthetically pleasing view from the roadway.
This single-family residential community will be situated on approximately 13.47 acres and will consist of 92
residential home sites. Edington Commons will consist of two product types – attached single-level townhomes
and detached one-story and two-story homes. The subdivision development is planned for two phases – 45
homes in phase one and 47 homes in phase two.
Edington Commons provides access to a variety of recreational amenities including:
• Settlers Park
• Tully Park
• Meridian Library
• The Village at Meridian
Black Rock Homes will be the homebuilder that will complete the residential dwellings. These high quality and
well-designed homes have proven to be a great addition to the Meridian City residential options in many previous
Meridian projects.

Edington Commons Phase 1 is a 45-lot planned development on 7.73 acres on Linder Road in West Meridian. The

PROJECT AMENITIES
As the developer we have researched and interviewed past homeowners as well as followed the city ordinances to
plan the most productive amenities for this neighborhood. As typical of our developments, the amenities package
exceeds the requirement of Meridian City Development Code, which requires that the application have one
amenity for projects up to 20 acres. We are proposing four additional amenities for a total of five, including a
neighborhood park with a play structure, climbing rocks, climbing dome, swing set and seating areas. Please refer
to the renderings and a detailed list of amenities below:
