Conditions ofApproval: Pra~ect is subject to all current City ofMeridian ordinances and conditions
of approval for the Destination Place Subdivision (aka -Majestic Mazketplace and Boise Valley
Commons). The issuance of this permit does not release the applicant Pram any previous requirements
of the other permits issued far this site.
Landscaping; The Landscape Plan prepazed by South Landscape Architecture, P.C., on September
28, 2005, Sheet L1.0, is approved (stamped "Approved" an October 14, 2005 by the Meridian
Planning Department) with the following change: 1) UDC ,11-3B-8C.2d requires all interior planters
that serve a double row of pazking spaces to be landscaped with at least two trees and to be covered
with low shrubs, lawn, or other vegetative graundcover. There are two planters at the ends of the
pazking rows, in the middle of the parking lot that do not have two trees within the planters of the
double rows. Each planter serving a double row of parlung shall contain two trees (two on each
end of the double aisle). Except for the above-mentioned change, the approved landscape plan is
not to be altered without prior written approval of the Planning Department. No $eld changes to
landscape plan permitted; prior written approval of all material changes is required.
Site Plan: The Site Plan prepared by Johnson Architects on October 5, 2005; is approyed,with no
changes:(stamped,"Approved" an October 14, 2005 by the Meridian Planriizig Department. .
Elevations: THe'Elevations`prepared byJohnson Architects an October 5; 2005, are approved with no
changes:
won: An underground, pressurized irrigation system must be installed to all landscape azeas per
the approved specifications and in accordance with UDC 11-3A-15.
G~iiiri~:: Per UDC 11-3B-S>y all landscape areas adjacent to driveways, parking lots, or othervehicle

Protection of Existing Trees: Any existing trees on site must be protected or mitigated for in
accordance with the Tree Preservation section of the City's Landscape Ordinance. Any severely
damaged tree must be replaced in compliance with UDC 11-3B-10-C.5.
Pai-l~ing: The proposed parking areas shall be paved and striped in accordance with UDG 11-3B.
Project engineer/architect shall certify that the number and size of handicap-accessible spaces
conforms to the Americans with Disabilities Act (ADA). Handicap accessible stalls must have
signage in accordance per ADA and signed "Van Accessible".
Sidewalks: All sidewalks shall be constructed in accordance with 11-3A-].7. Sidewalks shall be
constructed prior to occupancy-
Drainage: Storm water drainage swales shall not have a slope steeper than 3:], shall be fully
vegetated, and shall be designed in compliance with UDC 11-3B-11 and UDC 11-3A 18.

defined in UDC 11-3A-7

Sigaage: No signs are approved with this CZC. All business signs will require a separate sign
permit in compliance with UDC 11-3D.
Trash Enclosure: Any dumpster(s) must be screened in accordance with UDC-11-3A-12. Trash
enclosures must be built in the location and to the size approved by SSC_
Handicap-Accessibility: The structure, site improvements and parking must be in compliance with all
federal handicap-accessibility requirements.
ACHD Acc tance: All impact fees, if any, shall be paid prior to the issuance of a building permit. If
any changes must be made to the site plan to accommodate the ACRD requirements, a new site plan
shall be submitted to the Gity of Meridian Planning staff for approval prior to the issuance of a
building permit.
Certificate of Occupancy: All required improvements must be complete prior to obtaining a
Certificate of Occupancy. A Temporary Certificate of Occupancy may be obtained by providing
surety to the City in the form of a Letter of Credit or cash in the amount of 110% of the cost of the
remaining improvemetrts. A bid must accompany any request for Temporary Occupancy.
Plan Modifications: Except for the changes mentioned above, the approved Site Plan, Landscape
Plan stamped "Approved" on October 14, 2005, and Elevations, and are not to be altered without

In response to your request for comment, the Ada County Highway District (ACHD) staff has reviewed
the submitted application and site plan for the item referenced above. It has been determined that the
Right-of-Way and Development Services Department does not have any site specific requirements for
you at this time due to the fact that:
• All improvements are in.
Please note that the driveway location is approved as proposed 24 to 30 feet wide.
If the site plan or use should change in the future, ACRD will review the site plan and may require
improvements to the transportation system at that time.
Prior to final approval you will need to submit plans to the ACHD Development Review Department.
A traffic impact fee may be assessed by ACRD and will be due prior to the issuance of a building
permit. Contact ACRD Planning & Development Services at 387-6170 for information regarding
impact fees.
Prior to the construction or installation of any roadway improvements (curb, gutter, sidewalk, pavement
widening, driveways, culverts, etc), a permit or license agreement must be obtained from ACRD.
