Milano Dr., Meridian To Whom It May Concern: The attached Design Review and Certificate of Zoning Compliance documents are for the proposed Smalley Building, at 3086 W. Milano Dr., Meridian (Lot 45, Block 3, Verona Subdivision No. 3). The building as proposed is 6,150 s.f., and will have two tenant spaces, with the main space to be occupied by the land owners for their pediatric therapy office Small Talk. The project site is 37,462 s.f. (0.86 acres), and the improvements will include paving, concrete slabs and sidewalks, and landscaping. Site Access - The site is located in the Verona Subdivision, which is northeast of the intersection of North Ten Mile Road and West McMillan Road. Vehicular ingress and egress of the site will be via a common drive that connects to West Milano Drive and then to North Ten Mile Road. Pedestrian Walks – A sidewalk exist along the south portion of the site along West Milano Drive. A new sidewalk on the west side of the site at the common drive will be added connecting to the existing sidewalk and continues on the north side of the building to the main entrance, parking, and to the east side of the building. Building Orientation and Layout - The building as proposed, is positioned on the southcentral portion of the site along West Milano Drive, with the front elevation of the building facing North to a common drive. Parking - The lot has 29 parking spaces, including two accessible spaces adjacent to the main entry. The parking lot is located on the northern portion of the site and is screened from West Milano Drive, by the building. Parking spaces are broken up with landscape, including buffers along the north and west facing the common drives. A concrete masonry trash enclosure is located in the north east portion of the lot, and is integrated into the lot and the surrounding landscape area. Landscaping - The proposed site will have approximately 13,192 s.f. of landscaping. It will be a mix of lawn areas and planters, with trees throughout the landscape areas. Including landscaping planters proposed in the parking lot and along the building façade. See attached Landscape Plan. Architectural Character – The building will be wood-frame constructed with metal siding and trim, wood veneer, and stone veneer finishes. The overall design of the building features multiple architectural components rendered in a variety of textures and colors, which will provide visual interest and architectural character, while minimizing flat surfaces and large featureless masses. A larger aluminum storefront window system and hip roof delineate the main entrance of the building. The building will have awnings on the main entrance, east and west elevations of the building, providing additional architectural character. Facades - All facades, which are visible by West Milano Drive and the common drives, feature numerous windows, articulated masses – which are supported by changing hip and valley roof lines. The various building masses feature a variation of stone-veneer, wood veneer, and prefinished metal siding. All windows and doors are anodized aluminum frame storefront system. Primary Entrance - The primary public entrance is at the north elevation of the structure, and is visible from the common drive. The height is approximately 23’-6”. Color & Texture Variations- See attached exterior building elevations and Color Board. Mechanical Equipment - The project will have roof top mechanical units, screened by a roof mechanical well. Mechanical units are placed close to the center of the roof, completely screened from view. Materials - The structure is proposed to be a mix of wood veneer, prefinished metal siding, and stone veneer accents. See attached exterior building elevations and Color Board. Signs and Lighting - The building as proposed will have a main sign above the entry and another at the south wall. See attached elevations for locations and approximate sizes. The area adjacent to the building will be lit with wall mounted and recessed (at main entrance and two exits) exterior LED fixtures. The parking area will be lit with pole mounted light fixtures.
