Sonya, And therein lies the rub with one-size-fits-all development codes . . . . a trail is not a pathway. They are not improved to the same level. The users abilities, expectations and experiences are different. That said, yes, we need to ask for an exception to landscape improvements on the trails and 5’ pathway on the slope itself. If landscaping is required, so is irrigation and that is inadvisable due to plant material requirements and erosion concerns. The thought for showing the trails was ti encourage folks to stay on designated areas and not just climb the hill willy-nilly. I do believe that in the developable areas as a whole, the landscape treatment far exceeds the code requirement, in open space, in required plantings, etc. Bottom line, yes, I am asking for an exception to code requirements to landscape the natural slopes adjacent to the trails and 5’ pathway. Do you want to request an exception through the PUD to not provide landscaping along the trails/pathways on the slope area? Part of the justification could be that trees far in excess of UDC standards are proposed in other common areas on the site. If so, please provide a written request for such (email is fine).
