The subject property(s) total is 26.34 acres. In quantifying the non-buildable area on the development proposal, the natural slope area is 4.27 acres (185,860.71 sf) and the Ten Mile Drain, which fully resides inside our property lines is 2.61 acres (113,663.65 sf). Also, as our property runs to the centerline of Lake Hazel Road, and regardless whether we made an application for development, ACHD would have reduced our frontage by 0.38 acres (16,682.06 sf). The total unbuildable set aside would be 7.26 acres. The gross density subject to PUD approval should be 157 du divided by 19.08 acres (26.34-7.26) = 8.23 du/acre The net density calculated as 19.08 less 5.03 acres of new street right of way, less 4.52 acres of openspace/common lots = 16.48 du/acre. I believe these numbers illustrate that our gross & net densities fall into line with the comprehensive plan designation for the property (MHDR) of 8-12 units per acre.
