Rice property must be included in the boundary of the plat. • Provide transitional lots sizes along the Val Vista properties; maintain R-2 zoning as discussed • Staff recommends the bridge extension over the Ridenbaugh Canal with Phase 2 to improve vehicular connectivity in the area. • Coordinate the TIS and cul-de-sac configuration in the NEC with ACHD.Add traffic calming to W. Rio De Plato Dr. • Address quest parking for those homes that take access from the common drives in the SEC of the project. • Provide pedestrian connections throughout the development that make logical connections to the dispersed open space areas. • Submit soils testing geotech report for reclaimed area (formerly gravel pit) Note:A Traffic Impact Study(TIS) will be required by ACHD for large commercial projects and any residential development with over 100 units. To avoid unnecessary delays&expedite the hearing process, applicants are encouraged to submit the TIS to ACHD prior to submitting their application to the City. Not having ACHD comments and/or conditions on large projects may delay hearing(s)at the City.
