As you know, that area was slated for subdivision and I have great concern about the proposed apartments. I would like to request/impress upon you that the SW corner of S Meridian Rd and W Victory Road needs to be zoned to promote development like Strada Bellissima, L-O with R-4 transition to R8. 1. Meridian Road is INCREDIBLY congested already, with back-ups in the morning all the way from the highway to victory road. As it is, it is faster for many to go down Victory to either 10 mile or Eagle to get on the connector. THis causes far more congestion on Victory than it can sustain. Currently it can sustain 279 vehicles per hour and in January of 2020 ACHD estimates 1259 per day just from these victory apartments alone!! Furthermore, there's only 1 access point planned for 380 parking spaces. This amount of traffic is not sustainable and will cause major disruption. The Strada Bellissima entrance is a school bus stop and there is no turn lane on Victory. Furthermore, there is no turn lane there and no way to widen Victory (due to Ridenbaugh canal). This will create an unsafe condition for our children. Not acceptable. 2. Meridian Comprehensive Plan policy promises to make decisions, including land use restrictions and conditions of approval that do not violate property rights and to preserve private property rights and values by enforcing regulations that will prevent and mitigate against incompatible and detrimental neighboring uses. The surrounding area consists of high dollar ($500K+) single family homes in Strada Bellissima, Bear Creek, Timberline, Jocelyn, and Observation Point subdivisions. High density development would be detrimental to our and our neighbor's private property and our quality of life. I implore you to keep our policy and enforce the original zoning on that property. 3. The schools in South Meridian are WAY over capacity and I am very concerned that the city is not moving at the same speed as developers to address the problem. West Ada School district would need more land and to pass a bond in order to meet the new capacity, neither of which are currently slated 4. The location is not suitable for that high density housing. Across the street we already have a large apartment complex which is taxing the area. We do not have nearby jobs, restaurants, parks, etc to support this many new residents. Thank you for your consideration. I truly hope that you consider the residents in this area over the JUB Engineer developers. Together, we can keep Meridian one of the best cities in the world to live in... but we have to protect the community and culture in the area for that to happen.
