I have dedicated my life's work in concert with the Government's role to protect Its citizens. The local government has also made a promise to protect the citizens here in Meridian. The Meridian Comprehensive Plan (MCP) promises to make decisions that do not violate the private property rights and values by enforcing regulations that will prevent and mitigate against incompatible and detrimental neighboring uses. The Proposal to R-15 at the SW Corner of S Meridian Rd/ SH -69 and W. Victory road violates your own promise to the community for several reasons: 1) Firstly Meridian's documented expectations of what services should exist in an area to be considered for high density development does not exist in this area; no jobs; no transit services; no shopping; no parks and the schools are at or over capacity. What planning could be more detrimental to the current and future residents with this proposal? 2) The local Elementary, Middle and High Schools are at or over capacity now. Increasing the student population will be detrimental to current students by overburdening the current educational capacity and there is no bond in place to build new schools to ameliorate the increase in anticipated enrollment. 3) Victory road already has 1,410 units under development in the vicinity of Victory and Meridian Road. ACHD estimates Victory Road can sustain 279 vehicles per hour. Currently the average daily count on Victory road is 3,398 in Jan 2020 and the Victory apartments increase the trips by an estimated 1,259 per day. 4) There is no way to relieve this congestion to the detriment of current private property owners as there is no transit service available in this area and widening the road is not possible due to the Ridenbaugh canal. 5) The proposal for the development of the Victory apartments will most certainly be detrimental to current property owners in the Stada Bellissima subdivision since the only access point for the Victory Apartments will be across from the Strada Bellissima subdivision's access to Victory road and is only 621 feet from the intersection of Victory Road and Meridian Road. The traffic congestion will undoubtedly create safety and access problems not to mention cause property values to decrease due to the redictulous access that will be created as a result. 6) The Strada Bellissima entrance is a Bus stop. The increase in traffic will unnecessarily cause safety concerns for those current students and cannot be addressed due to the inability to create a turn lane since the Ridenbaugh canal prohibits this solution. I honored my role in serving this great country to preserve and protect the freedom and rights provided by our Constitution from oppressive systems. Please honor your promise... the promise of the MCP and let common sense prevail. If anything zoning to promote the development like Stada Bellissima should be considered.
