Our August 13 discussion of the TM Center Subdivision preliminary plat issues noted below, concluded that the pre-
plat application should be deferred until the Ten Mile Crossing Sub Area Plan/PUD application is submitted for
concurrent consideration.
Therefore, we request that the referenced project be continued indefinitely, to a date-to-be-determined.

Subject: TM CENTER SUBDIVISION STAFF REPORT ISSUES
All,
The primary reason for the requested continuance of the TM Center pre-plat: Conditions 2.a-b-c & 3.b – TMISAP street
sections “D” and “E”

- Requirement for on-street parking / 12-foot sidewalks for all non-residential frontages
The secondary reason: Conditions 3.c-d
- Requirement for 6-foot sidewalks
We acknowledge that staff must reference the TMISAP in its analysis, however. . .
- Those conditions conflict with the “reality” that—aside from the Vanguard entry and one “exception”—the
collector streets in TM Creek and TM Crossing are 47-foot TBC-TBC sections with 3 travel/turn lanes – 2 bike
lanes – 8’ planters and 5’ sidewalks, as proposed in the approved preliminary plats, and as designed, approved,
constructed, and accepted by ACHD.
- The Exception: The five-lane segment of Wayfinder north of Tenmile Creek with 2 travel lanes – a center turn
lane – 2 parallel parking lanes – 2 bike lanes and 12-foot+ sidewalks.
The Cobalt, Wayfinder and New Market (and Navigator) 47-foot collector street section noted above, as proposed for
TM Center, has been approved by ACHD.
- In fact, the Wayfinder collector segment between the roundabouts is under construction and will be completed
by mid-September—without on-street parking and with 5- and 8-foot detached sidewalks.
Bottom Line: We want to resolve—with staff—the conflict between the TMISAP and the “actual” collector roadway
system that has been/is being constructed at the expanded Ten Mile Crossing project.
