2020-08-18 Candace Leas Adrienne Weatherly From:Candace Leas <candaceleas@msn.com> Sent:Tuesday, August 18, 2020 3:13 PM To:Sonya Allen; planninginquiries; City Clerk Subject:Proposal regarding JUB engineers requesting that Meridian amend their 2019 Comprehensive plan to allow R15 High Density zoning of the Southwest corner of Victory and Meridian Roads Dear Sirs and Mamms, I am a homeowner in the Bear Creek subdivision and will be very negatively impacted if this rezoning occurs. I cannot attend the meeting to discuss this on 08/20 as my husband and I will be on an automobile trip. I would like to provide input into this decision. 1. Victory Road is already congested and it is often difficult to execute turns on it because of traffic and no traffic lights in our area. This will increase the traffic on Victory Road greatly especially since there is no public transit service available in the area. With only one access to and from the subdivision, there will be a lot of congestion at the area. Traffic already backs up at the traffic lights during peak hours and cannot cross the intersection in one and sometimes two traffic light cycles. There is also a school bus stop very close to the subdivision access and the increase in traffic and eagerness of drivers to get in and out would put the children there at risk. I don't believe Victory Road can be widened because of the Ridenbaugh canal. There is no turn lane on Victory and this will make the congestion problem worse. 2. In this area, there are a paucity of new jobs, little shopping, distant parks, and no public transit. The school in the West Ada School district are also over capacity. How does this qualify this area to be considered for high density development? Per Meridian's documented expectations to have a high density development, there should be high levels of urban service provided. 3. Lastly, I believe this will result in devaluation of my property value and quality of life. The Meridian Comprehensive plan promises to make decisions, including land use restrictions and conditions of approval that don't violate private property rights and that preserve private property rights and values by enforcing regulations that will prevent and mitigate against incompatible and detrimental neighborhood uses. The high dollar homes that surround this proposed development would lose value as a result of this high density development and all the associated issues with congestion, decrease in the quality of life, and competition for the few services that are available in this area. I am opposed to the approval of this request by JUB Engineers. My address is 3115 S Silvertip Ln 83624.
