City Clerk, please ensure the Commissioners and the Council review this. Please add this to the public record regarding the Victory Apartments rezoning. To: P&Z Commissioners, Meridian City Council: RE: the 18.45 acres at the corner of Victory and Meridian roads that is currently in Ada County, zoned RUT. We have lived on the five acres West of the above mentioned property for 22+ years. In that time we have been approached by multiple developers that have either wanted to purchase our acreage to add to the 18.45 acres, to purchase part of it for access or to included us in the development. We have listened openly to all of them. Our impression has always been that the parcels would be annexed and zoned as O-C or G-C with a transition to R- 4. That zoning would make it available for development that meets the Future Land Use Goal 3.07.02B “ Locate smaller- scale, neighborhood-serving commercial and office use clusters so they complement and provide convenient access from nearby residential areas, limiting access to arterial roadways(Victory) and multimodal corridors (Meridian Rd)” . A development comparable to Strada Bellissima with interesting architecture and unique layout of destination offices or boutique shopping , restaurant, coffee shop, etc.. with interesting connecting walking paths to the surrounding subdivisions that make use of the North and South waterway corridors, their winding path along Victory Road and their riparian areas where birds live and raise their young ; you could add valuable services to the community and it would increase owner’s property values. We ask P&Z Commissioners to revisit this zoning option. With that zoning, we would be glad again to speak with a developer to see how our property can add to the connectivity, the aesthetics, and the quality of life from such a development. I would also venture a guess that with this direction you would have the support of the Strada Bellissima, Bear Creek, Kentucky Ridge and all other communities that are adamantly opposed to the R-15 Victory Apartment direction. We do not feel that either R-8 and, definitely not, R-15 zoning are appropriate for this location or would add value to the community. Regards, Jim and Karen Schmidt C.H.I.
