Wildwood St. Boise, Idaho 83713 Ph (208) 353-0734 Date: June 26, 2020 Re: Sagewood Daycare & Montessori School The owners, Epic Development is looking at constructing a new 6,030 sq. ft. learning center / daycare facility along with a 10,044 sq. ft. Montessori School. The buildings will consist of a craftsman style wood construction. The roofs will be of Architectural grade shingle hip roof with continuous ridge vents. Each building will incorporate decorative wood trusses, gable roofs with stained glulam trusses with wood corbels. This will incorporate the modulation at the fenestration areas to meet City of Meridian Zoning Code. Each building will also have horizontal lap siding, along with stone veneer base with a 12” cedar #2 rough sawn belly band which will be stained a Red Oak color. All windows, doors and edges will also have a 4” wide cedar #2 rough sawn trim stained a Red Oak color. The design team has incorporated built out gables with built out stone veneer columns, stained glulam trusses with wood corbels and varying fenestration patterns which are meeting the requirement of ASM 2.3A of the City code. With varying building materials, varying colors we feel the beauty of the two buildings is well within the guidelines as requested in the Meridian Design Manual. The site plan, will have a good mixture of landscaping, paving and building for the overall coverage of the site. This site will have the required parking out front, along with two accessible parking stalls. The proposed 20’-0” high facilities is well under the allowed maximum height and the facility is situated such that it complies with the setback requirements for the L-O Zone. We have shown landscaping to enhance the building design which will be consistent with good practices and will have a variety of plant materials. The landscape plan will have similar soft and hard surfaces as the existing surrounding buildings. The site lighting will be done with lights from the building. All wall mounted exterior light fixtures which will transmit the light downward towards the parking only. We hope this project will be acceptable to the planning department. We feel that this project will add to the quality of architecture and distinctiveness of the area, also fit the needs of the owners.
