After learning more about the development plan it is clear that this needs to be stopped. Let me outline my thoughts and concerns. 1. The first thing that makes me leery is the need to rezone the property. That indicates that the initial planned use doesn't benefit the developer. It also tells me that the change is likely not to fit the surrounding zoning. R15 is not the same as the surrounding zoning. The homes in the adjoining area are higher end homes and the apartments proposed will only bring down the value. JUB Engineering needs to provide a much more robust argument as to why this property won't work for single-family homes. I've seen homes put on small acreage and odd shaped areas. I think the developer is being disingenuous and really wants the financial benefit of apartments. 2. Apartments tend to bring other small crime and congestion issues to the area. Pride of ownership is missing and those renting typically don't care about the adjoining neighborhoods. Those renting tend to also be involved in other activities that are not beneficial to the community. I'm concerned about an increase in petty crimes. New apartments have been going up everywhere and the growth of more high density needs to be put in check. 3. Traffic from an Apartment complex is by its very nature much higher due to the density of dwellings. The Meridian/Victory Intersection is already congested with all the growth. One driveway in and out will create a huge amount of congestion. I think ACHD has provided a limited recommendation if any at all for the high density. Regards, Mark Nero 3050 S.
