The home currently on the property belonging to Mary Taysom would remain on 1.359 acres, and the new lot would comprise the remaining 2.622 acres and ti,�lould be deeded from Mary Taysorn to her daughter and son-in-law, Melanie and Michael Pearson, respectively. As the property is currently annexed into the city of Meridian, and because public utilities are not close enough to hook up to currently (and it is not known when they will be available) we are asking for a variance with respect to connecting to public utilities. Both parties will agree to enter into a new Development Agreement(for reference the original Development Agreement is recorded under 2016-007442)to hook up to public utilities once they become available. Alternatively, both parties would also agree to sign a new Development Agreement to hook up to public utilities once septic and well systems fail, depending on what City Council/Planning and Zoning suggest. The newly subdivided property will have it's own septic and well systems installed. We agree to conform with the approved preliminary plat and meet all requirements or conditions thereof. We also agree to confirm with all requirements and provisions of the UDC, as well as agree to confirm with acceptable engineering, architectural and surveying practices and local standards. Both the applicant, Melanie Pearson, and current land owner, Mary Taysom, have no other plans currently for this subdivision other than to split it in order to build one single family residence for Melanie Pearson and her family to live in. Central District Health has been out to the property recently and confirmed that the newly split lot would allow for a new septic system to be installed. Idaho Department of Water Resources stated that since we are installing a well for a single family residence, with no irrigation, we would not deed a water right to drill a new well on the proposed lot. We agree to go through all of the proper channels to permit a new well by hiring a well driller licensed in the state of Idaho, and agree to comply with all Idaho Department of Water Resources requirements for the drilling of a new well. The private drive, Paint Horse Ln, would be shared and therefore there would not be any additional access points needed from Meridian Road.
